We can offer a varied level of service depending on your needs and requirements from Tenant Find /Let Only,  or Rent Collection, through to the Full Management Service. Ensuring your property and you as a Landlord meet all the current legislation.  For peace of mind Tenants on the Full Management Service are provided with a 24/7 care line where they can call if they have a problem. These calls are then ‘triaged’ and dealt with accordingly.

 

Fees to Landlords & Service Levels

LET ONLY

Based on a 12 month Let @ 12% of Annual Rent (including VAT)

INCLUDES
• Advice and agree the market rent
• Provide guidance on compliance, regulations and insurance.
• Marketing including the erecting of a board (if permitted), website
marketing, portal advertising and social media.
• Accompanied viewings
• Negotiate with prospective tenants
• Referencing of Tenants
• Prepare and execute tenancy documents
• Collect first month’s rent and deposit.
• Register Deposit with the DPS
• Provide Tenant with the details for future rental payments

PART MANAGED/RENT COLLECTION
15% of rent (including VAT) Fee payable on collection of rent plus a set up
fee of 60% of the first month’s rent including VAT.
INCLUDES (In addition to Let Only Service)
• Contact all Utility Providers of change of tenancies
• Collect and pass on the monthly rent and provide a statement showing
any deductions for fees, maintenance or repairs.
• Chase any late payments of rent.
• Ensure any legal certification is issued correctly and remains up to date.
• Hold keys for the duration of the tenancy
• Arrange annual Gas Safety Records, where required.
• Arrange Check Out and assess end of tenancy dilapidations.

FULL MANAGEMENT

18% of rent (including VAT) Fee payable on collection of rent, plus a set
up fee equivalent to 60% of the first month’s rent including VAT

INCLUDES (In addition to the Let Only and Part Managed/Rent Collection
Service)

• Our property management team will liaise with tenants on a day-to-day
basis with regards the management of the property
• They will arrange routine repairs and obtain quotes where required from a
list of approved contractors, unless it’s an emergency these will be
confirmed with you before being carried out.
• Arrange and carry out inspection visits twice a year and provide a report.
• Tenants will be provided with a 24/7 dedicated call out number, where
their report of issues will be triaged before any work is agreed or carried
out.
